River Mile Accent Image

The River Mile represents an exciting step in the evolution of Denver. A solution of significant scale. It’s a whole new kind of downtown neighborhood. A place with about as many residences as workplaces. Where nature — sun, sky, earth and river — becomes an energizing presence in the urban landscape. Bringing people together in a healthy new way. Inviting them to work anywhere and walk everywhere. Inspiring them to connect, collaborate and create. Spanning 62 acres, The River Mile is the largest commercial project in the region and one of the largest urban redevelopments in the country.
And yet something bigger is happening here.

    A NEW URBAN PATTERN

We are designing The River Mile as a user experience. What this means is a shift from conventional car-centric urbanism to a place that is pedestrian-friendly, human-scale, nature-infused and richly textured. Designed to streamline and simplify your routine. And bring more inspiration and delight into your day.

    THE CITY WITH BREATHING ROOM

The River Mile is bringing nature back to the city with a place that makes the most of Colorado’s sunshiny days and four seasons of play. With a mile of active waterfront. Mountain views that remind us just how close we are to world-class outdoor adventure. Streets designed for people and bikes first, cars second. Buildings that rise high but still greet you with a friendly hello at street level. And innumerable features, large and small, that create an urban ecosystem infused with sunlight, fresh air and green living things.

    HEALTHY RIVER, HEALTHY CITY

The River Mile not only reconnects city and river, it is making a $100 million investment in revitalizing the river itself. Renovating the entire ecosystem: in-stream, banks and riparian habitat. Deepening and narrowing the channel. Replacing invasive species with native plantings. Reintroducing trout to this stretch of the river. Bringing back the diverse character of the river. In short, creating a uniquely beautiful and compelling destination. The transformation has already begun.

    THE PUBLIC REALM

We’re treating every aspect of The River Mile — streets, architecture, landscaping — as an opportunity to create magnetism. To make the entire neighborhood a place where people want to be. An invitation to connect and be inspired.

    DYNAMIC STREETS

The River Mile offers up a spectrum of mobility with an emphasis on walking and biking. Little Raven Street, pictured here, is designed to be multi-modal while still putting the pedestrian first. Note the public transportation lane, dedicated bike lanes, wide walkways and narrow roadway. Also the curbless plaza-style profile, perfect for street fairs, and buildings spaced to bring air and sunlight down to the street. Other streets in the neighborhood feature different design modes, including some that are only for pedestrians. And an abundance of shade trees, colorful plantings and textural elements such as permeable pavers will turn the streets of The River Mile into an enjoyable facet of the public realm.

    NEW BRIDGES

The construction of four new bridges across the Platte will create important new connections. Making The River Mile not just a new front door to downtown but an exciting corridor linking downtown, the Ball Arena redevelopment, the Mile High Stadium district and Denver’s west-side neighborhoods.

    TRANSIT PLAZA

In addition to its two existing light rail stations, The River Mile is creating a unique transit plaza with light rail connections to Denver International Airport and other stops around Denver as well as an autonomous shuttle service circulating through The River Mile. And with outdoor gathering spaces activated by dining and retail as well as a bridge to Ball Arena that will be used by thousands of Avalanche and Nuggets fans and concert-goers, the transit plaza is much more than another train station. It’s an exciting destination all by itself.

    ART, CULTURE, EDUCATION

To live in The River Mile is to be surrounded by a rich assortment of cultural opportunities. To be in a place where public art is interwoven throughout. Where educational offerings range from the possibility of a new, on-site elementary school to the Auraria Higher Education Campus next door. A true cultural and social hub whether you’re venturing out to, or returning from, Denver’s other nearby attractions.

“When you reduce the expanse of roadways and increase the presence of walkways, bike lanes, benches and trees, you transform the urban landscape. The city becomes a place where you want to be.”

Completeat every step

The River Mile is actually three neighborhoods, each one distinct yet complete in itself — an integrated mix of culture, residences, workplaces, retail, dining and nature — with its own special relationship to the river. So when fully built out, The River Mile will embody a lively, organic sort of diversity. And in the meantime, as each neighborhood emerges in succession, it will have everything a great city neighborhood should.

The PLAN

For visionary businesses, retailers, entrepreneurs and urban dwellers alike, The River Mile represents an opportunity like no other. A chance to be a part of history – to be among the first to participate in the next exciting step in the evolution of Denver. Commercial opportunities are available now in our first neighborhood, Headwater.
